September 4, 2007 -- The garage framing continues. Plywood is turned vertically to insure a strong tie between the floors. The bottom row of plywood is darker because it is treated. Rafters are leaning up, ready to install.


September 4, 2007 -- This is a view up at the top of the firebox. Each fireplace has a massive cast iron damper.


September 5, 2007 -- The garage framing continues. The gaps in the rafters at the front (left side) are for dormers. The workshop and storage area (on the right) will have a shed roof. The house foundation is in the foreground.


September 5, 2007 -- The close room is a storage room. The far room is a workshop. The rooms still have a lot of temporary bracing that will be removed when the sheathing is completed.


September 5, 2007 -- The dormers above the garage doors are more obvious here. Dormer rafters are cut and will be installed soon. On the right, the house and front porch foundation walls are visible.


September 5, 2007 -- Beams and rim joists are being placed on the house foundation walls and piers. The steel straps will secure the floor system to the foundation.


September 5, 2007 -- The dormers are taking shape on the garage roof.


September 5, 2007 -- The garage apartment is full of braces and other lumber. The dormer opening is visible on the right edge. The bottom of the window in the dormer has not been framed yet.


September 5, 2007 -- Beams are being installed as part of the flooring system.


September 5, 2007 -- This wooden beam is a 3 1/2" x 14" LSL (Laminated Strand Lumber). It will support tremendous loads.


September 7, 2007 -- The dormers are taking shape. They have shed roofs.


September 7, 2007 -- The opening with lumber leaned up in it is where the door will be installed. You can see collar ties inside going from rafter to rafter. They will support part of the ceiling.


September 7, 2007 -- The collar ties are visible on the left side upstairs. Rafters for the rear shed roof have not been installed yet.


September 10, 2007 -- The dormer side walls are installed. The window bottoms are still not framed in yet.


September 10, 2007 -- Floor joists are being installed. The joists are 14" TJI engineered trusses.


September 10, 2007 -- This is the end view of one of the TJI trusses. Both the top and bottom chords are laminated lumber.


September 10, 2007 -- Look closely in the dormer window and you can see framing for an interior wall.


September 11, 2007 -- Since the floor is cantilevered over the bricks, special considerations are made in the corners. Hangers will be installed on the short joists this morning.


September 11, 2007 -- The floor system is nearly complete. It will be finished this morning and inspected today.


September 11, 2007 -- The dormer window openings are cut. Framing is continuing upstairs in the garage apartment.


September 11, 2007 -- The upstairs door way is cut. The storage room shed roof has rafters. A set of stairs will be built outside for access to the upstairs.


September 12, 2007 -- The 3 x 10 exposed rafters are being installed. Unfortunately, they are in the wrong place in this photo. By the time you read this, they will have been corrected.


September 12, 2007 -- Rafters have blocking between the dormers to secure an upstairs dividing wall. Note the rafters on either side of the dormers are doubled.


September 12, 2007 -- The plywood sheathing is on the workshop and storage rooms at the rear of the garage. Rafters are installed. Exposed rafters are being installed this morning.


September 12, 2007 -- The garage is shaping up. You can see lookouts on the edge of the roof to support the overhangs at the gable ends.


September 13, 2007 -- Plywood sheathing is being installed on the roof today. The exposed rafters on the dormers are not corrected yet.


September 13, 2007 -- The exposed rafter tails are installed (correctly) on the workshop and storage room shed roof.


September 13, 2007 -- The plywood subfloor is installed on the floor system. The floor is being laid out today. You can see the sill plates standing on edge on the right edge of the photo.


September 13, 2007 -- The subfloor is 3/4 inch tongue and groove wood treated to be water resistant. It is nailed and glued down to the trusses to insure a solid quiet floor.


September 13, 2007 -- The golf fairway looks very nice out of what will be the master bedroom.


September 14, 2007 -- The rains have come. Since the lot slopes well, there are only a couple of puddles. They will be fixed by landscapers after the house is built.


September 14, 2007 -- Plywood on the roof of the garage is nearly complete. Rain interrupted work last evening. The fly rafters have been installed on the workshop roof as can be seen.


September 14, 2007 -- The end 2x4 has to be trimmed on the garage shed roof at the rear. The fly rafter is clearly visible.


September 14, 2007 -- The block stem walls have been covered with mortar (stucco) to cover the transition from blocks to the slab. Some of the stucco was damaged by the heavy rain (it had not set) and will be fixed.


September 14, 2007 -- The first floor walls are being laid out on the plywood subfloor. Weather permitting, walls will be started today.


September 14, 2007 -- This is a view from the south east. The close room will be the master bedroom. The rear porch juts out on the right.


September 17, 2007 -- The roof is sheathed and being covered with water and ice seal.


September 17, 2007 -- The back side of the garage roof is being covered this morning with the wind and ice shield. The plywood at the gable ends has to be trimmed.


September 17, 2007 -- The eaves of the shed roof on the rear of the garage have V-Groove boards showing. The camera is looking up at the eaves.


September 18, 2007 -- The first floor framing is being built. The front porch looks much lower than the house because the porch framing has not been built yet.


September 18, 2007 -- The walls are actually built on the floor and then raised into place. Most of the first floor exterior walls should be up today or tomorrow.


September 18, 2007 -- The garage is totally covered with water and ice shield so it will be relatively water tight. We will be ready for a nailing inspection on the garage very soon.


September 18, 2007 -- The interior walls are in place in the garage upstairs. Stairs will be built soon.


September 18, 2007 -- The garage downstairs framing is nearly finished. The storage room will have double doors. The door to the house is on the extreme right edge of the photo.


September 19, 2007 -- This is the north west corner of the house. All of the first floor exterior walls are up. Most of the interior walls are also up. Plywood sheathing will be started this afternoon.


September 19, 2007 -- The north east corner has the house walls up. The porch clearly has not been framed yet. The master suite is the far room.


September 19, 2007 -- The last of the first floor interior walls are being assembled. They will be erected before noon today.


September 19, 2007 -- This is the view out the master bedroom suite. The clearing is a fairway on the local golf course.


September 19, 2007 -- These are walls for two small closets in the mud room. With the exception of the kitchen-living room wall the interior walls are framed.


September 21, 2007 -- The small roof awning has been framed on the west gable end of the garage.


September 21, 2007 -- Wall framing on the first floor of the house is complete. Plywood sheathing begins today. Yesterday was a short day due to rain. Today's forecast is more rain.


September 21, 2007 -- The front view of the house shows where the porch will be built. The second floor joist system will be installed next week.


September 24, 2007 -- The well has been drilled. It is behind the garage workshop. A pump and pressure tank have been installed. As soon as temporary power is run to the well, we will have water on site.


September 24, 2007 -- Plywood sheathing has begun on the first floor. Rain has slowed the work a bit the last day or two. The forecast this week is no rain until the end of the week.


September 24, 2007 -- Bracing plywood has been installed to keep everything plumb and square until the full sheathing is installed. That will continue today. Some sheathing was begun late last week.


September 25, 2007 -- The first floor has plywood sheathing. The plywood is treated where the porches will be built. The top layer of plywood will tie the two stories together, so it cannot be installed yet.


September 26, 2007 -- The rear door assembly is very nice. It has a stationary door on either side of a double door. The door goes to a screened rear porch.


September 26, 2007 -- The interior walls are braced to keep them straight, square and plumb. Once the sheathing is installed and the second floor system is in place, the bracing will be removed.


September 26, 2007 -- The garage will be ready for a nailing inspection in the next day or so. As soon as it passes the inspection, it will be wrapped with house wrap.


September 27, 2007 -- Steel rods are used to secure the garage to the foundation. They go from the foundation to the top plates.


September 27, 2007 -- The early morning haze makes the trees look dim. The opening on the house will be a door when it is cut out.


September 27, 2007 -- Second floor trusses are being lifted to the top of the walls.


September 28, 2007 -- Long trusses that run from the front of the house to the back (with numerous supports underneath) are being lifted into place.


September 28, 2007 -- The second floor system is taking shape. The trusses and beams should be in place today or Monday. After that comes plywood flooring.


September 28, 2007 -- The garage upstairs apartment has been framed. The far room on the left is a bedroom. Straight ahead on the right is a bathroom.
